1. SP17-00007 - 200 2nd Street SW (West2nd) – Keith O. Woodard of Market Plaza LLC has submitted an application seeking approval of a Special Use Permit (SUP) request to allow for increased residential density per City Code Section 34-162(a) at 200 2nd Street SW with frontage on West Water Street, 2nd Street SW, 1st Street S and South Street. A residential density of 83 units per acre is proposed (up to 240 DUA by SUP can be requested) for a total of 97 units. The additional units will be accommodated by additional story(ies) on the buildings proposed within the development, and building elevations depicting the height of the proposed buildings are included with the SUP application. The property is further identified on City Real Property Tax Map 28 Parcels 69 and 71-75. The site is zoned WS (Water Street Corridor Mixed Use District) with Architectural Design Control and Parking Modified Zone Overlays. The property is approximately 1.179 acres. The Land Use Plan calls for Mixed Use. The Comprehensive Plan specifies density greater than 15 units per acre.
