Two new mixed-use buildings are in the works for Old Trail Village in Crozet, although plans for a larger building appear to have been delayed.

Albemarle County staff offered feedback on plans for a nearly 28,000 square-foot building at a site plan review meeting on Thursday. The four-story building would be located to the southwest of the roundabout connecting Old Trail Drive and Ashlar Avenue.

Most of the comments shared with the applicants focused on technical aspects of the plan.

“We were very encouraged by the response,” said Reid Murphy, of the Building Management Company, which is developing the mixed-use building. “[The comments] were mostly related to proper notes and identification, nothing really drastic about changing the plan.”

The building would have a 5,360 square-foot restaurant space with outdoor seating and 1,435 square-foot retail space on the ground floor, and 15 total apartments; 12 two-bedroom and three one-bedroom.

Murphy said a tenant has been found for the restaurant space, but declined to share the tenant’s identity. BMC is still seeking a tenant for the other retail space in the building.

The site plan includes 48 off-street parking spaces.

County staff indicated a certificate of appropriateness will be required from the county’s Architectural Review Board before a final site plan is approved. According to the written staff comments, “building mass, roof form, building materials/colors, and landscaping will be the focus of the review.”

Murphy said he hopes the building can be underway by the end of the summer.

The Building Management Company is also going through the approval process for a nearby four-story 18,000 square-foot building

“We have another site plan submittal in for another parcel on that same roundabout,” Murphy said.

This four-story building would be located on the northeast corner of the roundabout and have two commercial tenant spaces — one on the ground floor that is 1,800 square feet and one on the fourth floor that is 1,700 square feet.

Murphy said the fourth floor is envisioned as an office space and the first floor could be a retail space or a small restaurant, but a use hasn’t been firmly decided. Plans show the building will have 12 apartments.

Meanwhile, plans appear to have been delayed on a larger mixed-use building on the lot between Ashlar Avenue and Heathercroft Circle, adjacent to Grit Coffee. The four-story building — which was announced last summer — would have had first floor retail space and second floor office space, with 22 apartments on the top two floors.

It was initially reported last summer that the Building Management Company was involved in that project, which was expected to break ground last fall.

When asked for comment on the current status on that project, Murphy deferred to Dave Brockman, the executive vice president of development for Old Trail Village. Brockman works with March Mountain Properties, which is the owner and developer of Old Trail Village.

Brockman did not respond to a request for comment.
